Discrepancy in Wifi Speeds

I am seeing some oddities in my wifi speeds, and poking y'alls brains.

Wifi comes from xFi Gateway, which is in master bedroom (25 ft away). Signal shoots thru bathroom, hall closet and a wall to my office in front of the house.

Wi-Fi Downstairs directly below gateway I can hit my Wi-Fi speeds cap.. (~300 something on a 400mbit line). This is expected since nothing between me and the room other than a simple ceiling.

In the office, I can hit 250-300 on my iPhone XS... anywhere in the office.. even with me in my usual spot between the wifi and my phone. However multiple PC's cant hit that rate.

My 2 laptops (Work and Personal) have Intel Dual Band Wireless-AC 7265 cards in them.. Hit maybe 30-40 mbit tops.. Desktop which is on A wifi repeater -> Cat5 20mbit on a good day.. On Wi-Fi Alone it drops often.. Mainly due to its behind a metal pole for the desk...

The repeater is on the wall with no obstructions other than a door and its associated other walls my phone shoots thru.


Anyone know why the iPhone is pushing 200-300 in the room, while I am struggling on my 2 Dell laptops to break 50mbit in the same room?

Antenna in the desktop is the standard one from HP.. External high-gain ones dont help. Repeater is AC750 compatible..

Any ideas help, could it be windows issue?

I wonder if the phone isn't even connecting to the repeater. Maybe the repeater has an issue? What are the phone's speeds like when the repeater is off?

Also, it could be that one or more of the devices is falling back to Wireless N. That would explain the discrepancy. I know at one point I had manually chosen a clear channel for my wifi that was unsupported by some of my devices so they were only able to connect to the slower of the two bands on my dual band setup.

I should add..

Phone is connected to Main network.

Repeater is connected to main.. then broadcast as Main_Ext. (Only ring is connected via wifi to that ever).. The Desktop uses the Cat5 on the repeater as a bridge to the wifi since its in a better spot.

Now that I think about it.. the router simulcast on 2.4/5.. so if its failing back to 2.4, it wont show.. I gotta change the names of Wifi and see if that works so only Main is on 5gh

Ended up hard wiring the office... But gonna put a hard wired repeater as a secondary AP.. see if that does any better for stability.

I know this happens a lot, but are the 2 networks by chance named the same thing? As that a lot of times will cause issues. Have to name them differently. Identical names can cause strange issues

Nope the two existent were two names..

extender had _Ext on end..

Whats odd is now my Xfi gateway drops to 100mbit even though I have a gig switch on the network and I plug in my raspi.
